Buyer’s Guide

Choosing to buy a home is one of the biggest decisions you’ll make in your life. Thank you for considering me as your knowledgeable REALTOR® to make the process run smoothly. To ready you for this, here is a general overview of what to expect and prepare.

Get your Finances in Order

The first thing you’ll need to do is put money aside for a down payment. This amount is (at minimum) 5% of the purchase price of the home you’re planning to buy. Second, you’ll need to meet with a mortgage broker to determine what you can afford. Shopping around for the best rate is highly recommended.

Visualize Your Dream Home

Once you have established a price range, it’s time to decide what type of home will best suit your needs, lifestyle and is in your price range. Condo, Townhouse, Detached, Acreage the options are endless. Think about things like access to schools, recreational facilities, what the neighbourhood is like and so on. Why you are choosing to buy should help answer many of these questions for you, so think about it carefully. You may choose to write down a list of needs vs. wants.

Meet With a REALTOR®

It’s important to partner with a REALTOR® you feel completely comfortable with. I can help you find your dream home that meets both your needs and budget. I will also be available long after the sale has completed. I will set you up with viewing appointments, give guidance to you with things like taxes, payable if any, issues that could affect current or future land values etc. I will help bring clarity to the complicated process of buying a home. The Search

Using the property search on this site and consulting with me, we will be able to find homes in your desired area. I will update you frequently regarding new listings and schedule appointments to view properties with the seller. Once you have found the property you love it is time to prepare an offer.

Closing

I will represent you, not the seller, in the Real Estate transaction. At this point I will prepare a (CMA) Comparable Market Evaluation which will provide you with comparable active and expired listings, recent sales and other market data that help to determine the value of the home and the price you want to offer. You will also need to decide a closing date, and what conditions if any, such as home inspection, appraisal etc will be in the offer. I will help guide you through his process Finally I will help you place an offer that the seller will either accept, counter or reject. After we have negotiated an accepted offer, you’ll need to conduct home inspections etc and finalize your mortgage with a visit to your lender. Once this process is completed you’re ready to sign off on ownership. This typically takes place in a lawyer’s or notaries office.
